Planning Approval Granted for Tustin Estate Phase Two

295 new homes approved as part of an ambitious community-led regeneration.

Bouygues UK is delighted to announce that Southwark Council has approved plans for Phase Two of the transformative Tustin Estate redevelopment in southeast London.

This phase will bring 295 high-quality new homes to the eastern part of the estate, featuring a blend of thoughtfully designed maisonettes and one, two, and three-bedroom flats across four buildings. This development will not only enhance the estate’s physical landscape but also foster a thriving community spirit that resonates throughout and beyond the regeneration process.

Building on the successful community partnerships established during Phase One, Bouygues UK continues to work in close collaboration with residents to co-create their future neighbourhood. Collaborative design workshops with award-winning dRMM Studio Architects have empowered residents to influence everything from estate signage to interior colour schemes, ensuring the development authentically reflects the community’s aspirations.

Cllr Helen Dennis, Cabinet Member for New Homes and Sustainable Development, said:

“I’m thrilled that plans have been given the go ahead for the next exciting phase of development at Tustin Estate, bringing us one step closer to the transformation envisaged in the Tustin Masterplan.

“As part of our vision for Southwark in 2030, we believe everyone has the right to live in a decent home. That’s why we are building more homes than any other area, including in major estate renewal projects such as this one.

“Residents are already excited to see the brand-new homes in Phase 1 becoming reality and the start of the next phase of works here will be another major progress milestone for this community to celebrate.

“I look forward to seeing residents moving into their new homes and the continued improvements to this estate and surrounding area as the renewal continues to progress.”

The ambitious regeneration extends far beyond new housing. When completed, the four-phase masterplan will feature a vibrant central park, comprehensive refurbishment of existing council homes, over 1,800 sqm of commercial space, and a complete replacement primary school.
