The Department for Science, Innovation & Technology (DSIT) anticipates that by 2027, combined public and private investments in the science and research sector will constitute 2.4% of the UK’s GDP. The UK government has pledged £3.5 billion to transform the nation into a Science and Technology Superpower by 2030 with the DSIT’s 2023 Science & Technology Framework underscoring the commitment to expand infrastructure capacity within the sector, enhancing facilities for research and commercialisation to support continued innovation.

Private and institutional investors, both domestic and international, are eager to contribute, attracted by high rental rates and yields in science and research real estate. Nevertheless, a shortage of suitable laboratory space persists despite this willingness to invest, particularly in the “Golden Triangle” of Cambridge, Oxford, and London, which already hosts over half of the UK’s lab space. Other regions like Bristol, Cardiff, and Birmingham are also witnessing rising demand for such facilities.
